How to Buy a House in Seattle
Seattle's home buying process can be long, stressful, and different from that of other cities.
Here’s everything you need to do, step by step.
Determine how much you can afford
A critical first step to buying a home in Seattle is figuring out how much you can afford.
Option 1: A general budget guideline is the 28/36 rule that’s used in the mortgage qualification process.
Housing costs (including insurance, taxes, interest, and principal) should not exceed 28% of your gross income.
Total debt payments (including housing payment, credit cards, car loans, etc) should not exceed 36% of your gross income.
Option 2: Getting pre-approved for a mortgage
Before you start house hunting, it’s critical that you take the time to get pre-approved for a mortgage first. It's a wise decision to do this anywhere, but it's particularly important when you're buying a house in Seattle, where sellers commonly receive all-cash offers and expect a fast closing.
It’s a good idea to get a pre-approval with full underwriting.
