Buying a home in Seattle

Let’s face it, Seattle’s one of the most competitive real estate markets in the nation. With tough competition you need someone with great negotiation skills, up to date market knowledge, and a network of professionals that make the home buying process a great experience.

I use my skillsets to make sure we land your dream home and we get it on terms that are favorable for you.

How to Buy a House in Seattle

Seattle's home buying process can be long, stressful, and different from that of other cities.

Here’s everything you need to do, step by step.

  1. Determine how much you can afford

A critical first step to buying a home in Seattle is figuring out how much you can afford.

Option 1: A general budget guideline is the 28/36 rule that’s used in the mortgage qualification process.

    • Housing costs (including insurance, taxes, interest, and principal) should not exceed 28% of your gross income.

    • Total debt payments (including housing payment, credit cards, car loans, etc) should not exceed 36% of your gross income.

    Option 2: Getting pre-approved for a mortgage

Before you start house hunting, it’s critical that you take the time to get pre-approved for a mortgage first. It's a wise decision to do this anywhere, but it's particularly important when you're buying a house in Seattle, where sellers commonly receive all-cash offers and expect a fast closing.

It’s a good idea to get a pre-approval with full underwriting.

If you don’t have a mortgage lender yet, I can recommend the best one for you.

  2. Choosing the RIGHT agent

With financing covered, you’re ready for the next step: hiring a buyer’s agent. The best thing you can do is hire a professional real estate agent: their commission is paid by the seller, and their job is to protect your interests.

As your real estate agent I’ll:
    -
Guide you through the Seattle home buying process
    - Recommend the best neighborhoods for your budget and lifestyle
    - Offers honest advice based on years of professional experience and expertise
    - Help you craft the strongest home offer and negotiate with the sellers agent on your behalf
    - Help you beat out other offers and land you the home of your dreams

  3. House hunting

Now you’re ready for the most exciting part: house hunting! Given the competitive nature of the Seattle real estate market and the limited housing inventory, it’s important to go house hunting prepared.

If you’re a first time home buyer in Seattle, make sure you have realistic expectations. Focus on the features that are absolute must-haves and deal-breakers.

Once you find a home you love, be prepared to move fast.

  4. Submitting an offer

Once you find a home that fits your criteria, it’s time to make an offer.

Some sellers accept offers “as they come.” Most often homes will have an offer date, usually around two weeks after the home is listed.

Purchase offers are typically submitted on the offer date and are reviewed the same day. You’ll definitely need to put in your best offer because you’ll only get one chance.

As your agent, I’ll put the best offer and terms on the table from the start. Having negotiated in this market and helped many buyers beat out other offers, I know what it takes to get your offer chosen above others.

It doesn’t cost a home buyer ANYTHING to have real estate representation.

There is absolutely no obligation or cost in talking to me. It only benefits you in landing the home that’s meant for you.
